If you’re moving out of home or relocating to a new town, renting is the simplest and easiest way to find a place to live as it provides more flexibility than owning a home and requires less of a financial commitment.

Having helped thousands of people rent a home in Toowoomba, here are our top give tips.

Define your budget
Your weekly rent isn’t the only thing you have to budget for when you sign your lease. Some other potential costs you need to think about are rental bond, rent in advance, moving costs and other property basics.

Be prepared
Have everything you need for your application ready to go before you inspect the property. Of course, references will also be important. Line them up well before any inspections, and let your referees know that a property manager may call them once you’ve lodged an application.

Comparison shop
The most common and convenient way to find a property to rent is to search online. We advertise all of our properties on SnowRE.com.au , realestate.com.au and domain.com.au

Mobile apps make the search process even easier. You can search by suburb or use the map tool to search a specific pocket of the where you want to live.

Inspect the property
It may sound like an obvious step, but inspecting a property in person is important. This is partly because images don’t tell the full picture, and partly because the application process is more complicated than first past the post.

Depending on circumstances, a property manager will prefer to accept an application from an applicant who has already viewed the property.

Take a checklist
It’s a good idea to take a checklist of features to look at it when inspecting a rental. Sometimes these important features can be missed when having a quick inspection of a home. This may include parking, heating/air conditioning, security screens, window coverings and microwave space.
